The Twin Cities' Premier Office Tower Sports a Modern New Look

2001, Minneapolis, MN - Renovations to the IDS Center enhance its image as a work environment that fits the needs of today's tenants.

The IDS Center is in the midst of a major renovation to bring its office space up to state-of-the-art standards. "The Twin Cities landmark, long recognized as the premier downtown business location, is enhancing its tower space over the next three to five years," says David Sternberg of RREEF Management, which manages and leases the IDS Center.

It all started with the departure of anchor tenant American Express Financial Advisors and the upcoming departure of Target Corporation, which triggered the need to convert seven IDS floors to accommodate new tenants. That opened an ideal opportunity to modernize the building's automation systems and controls at the same time. In addition to aesthetic improvements such as new corridors, ceilings and lighting, the renovated space features new heating and ventilation systems and new fire alarm and life safety systems throughout.

RREEF Management is overseeing the renovation project, drawing on the talents of quality-conscious contractors to carry out the work. RREEF hired Greiner Construction, Minneapolis, to do the initial demolition and reconstruction of 7 floors that will house new tenants including Genmar Holdings, Inc. and Merchant & Gould.

Genmar, the world's largest manufacturer of motorized recreational boats, moved its worldwide corporate headquarters into the IDS Center in April. RREEF contracted Greiner to complete the interior construction of the tenant's custom-designed offices on floors 28 and 29, which Genmar will share with other Irwin Jacobs enterprises. Greiner is also working directly with Merchant & Gould to complete the interior construction of its new IDS offices, scheduled to be complete in September.

"The IDS has a history of working with the city's best construction contractors, and Greiner Construction certainly deserves its reputation as one of them," says Sternberg. "They're available, they're capable and they're very professional in dealing with us and our tenants. We like to partner with contractors we can count on as we mutually work to satisfy the requirements of the building and our tenancy. Greiner is one of the firms we can trust to perform, even under the most difficult circumstances."

RREEF will manage the renovation of additional IDS floors in the future. "The goal is for the work to remain virtually invisible to the tenants, and that it have no impact on the building's operation," Sternberg says. RREEF follows a careful scheduling process to control the number of contractors on site at the IDS Center at a given time, and all noise-producing renovation is done after hours.

The renovation reflects the building owner's commitment to ensure the IDS Center maintains its status as a Class A property with an excellent working environment.
