Greiner recently worked on the Minnesota State Colleges & Universities’ office renovating multiple floors. This work involved relocating a data center, coordinating multiple phases of construction and working in an occupied office facility. I would like to express my appreciation for the excellent service that was provided through the course of the project and thank you for the successes you created for MnSCU. This project was a challenging renovation with multiple phases and a short four month construction schedule, therefore effective coordination and communication was crucial in completing the project. Throughout the project, I felt Greiner truly acted as a partner with not only the Owner, but with each team member of the construction team. Your team’s planning and attention to detail for this effort was outstanding. The concern they showed onsite for the safety of our employees and visitors as well as the works involved was evident. Now that the work is complete, I have to say Greiner exceeded every expectation I had about the project. Why have we chosen to do two consecutive projects totaling $25 million dollars of work with Spencer Finseth?
Number one, Spencer is a great communicator. He creates seamless coordination between subcontractors, regulatory officials, and owners. He is always thorough, always warm, always on top of the game. He is open and self-deprecating. He truly understands how to be the "grease" between the wheels that makes the whole project go smoothly.
Number two (or number one again!), Spencer understands dollars and sense (!). He knows how to horse trade and knows that using time wisely can save money for all parties. He creates opportunities for win-win situations so that subcontractors and owners can each shave a dollar here and a dollar there. The dollars add up fast. Case study: In our Uptown project, savings realized through Spencer's recommendations saved about 2% of total costs. Additionally, Spencer was able to shave 2.5 months off of a 12 month construction schedule, allowing us the opportunity to occupy our building early and gain cash flow from operations well ahead of schedule.
Number three, Spencer is flexible. Throw a problem at Spencer and he not only finds a solution, but he makes it a fun "Apollo 13" kind of process. Example: When confronted with cash flow problems and potential disaster due to a delayed government grant reimbursement, Spencer quickly put his head together with the concerned subcontractors. He came up with a solution that met the subcontractors' needs for payment, met our budget, and ultimately allowed the project savings on interest payments, all while keeping the project on schedule. Win-win-win.
Why would it be hard to work with anybody other than Spencer?$0Much of contracting operates like a good ol' boy game: subs make money on the side, real dollars get wasted in change orders because of poor coordination, contracts become lawsuits, projects come in late and over budget. Many contractors hang their hat on "quality" because that's the only way they can defend all of the other bad decisions they make.
With Spencer it's different. Quality is a given. With Spencer the hard things become opportunities because Spencer creates solutions that work well for all parties.
