Rider Bennett: Multi-floor build-out with a unique logistical challenge.
Project Summary:
Rider Bennett hired Greiner Construction to build out four floors of mixed-use office space, located on floors 46-49 of the Multifoods Tower in downtown Minneapolis. Law firms, perhaps even more than other businesses, utilize their office space to both create a memorable client experience and attract top talent - and Rider Bennett wanted something spectacular. Their vision included ample daylight, access to views and a brand new open stairway, connecting all four floors of the firm.
Location: 33 South Sixth Street, Minneapolis
Architect: 20 Below Studio
Job Size: 90,000 sq. ft.
Project Date: July - December 2004
Main Challenges:
The glass, concrete and steel staircase was both a logistical and structural challenge. It was a four-story cast-in-place concrete stair, which required an enormous amount of steel. That meant oversize, heavy loads of material had to be hoisted and fabricated on site. Four existing floors of concrete had to be reinforced and cut open without disturbing the other tenants, and the entire project had to be completed within 16 weeks.
Results:
Rider Bennett got the "wow factor" they were looking for. The staircase is the centerpiece of one of the city's signature offices. To hear client feedback about this project, visit Testimonials.
"Communication and coordination are always important," said Greiner Project Manager Tom Hochstaetter. "But this job, the staircase in particular, really depended on structural expertise and logistical coordination."
